SAHBA Home Hints: Take a Checklist to Your Walk-Thru

You've purchased your new home. What's next on your list of things to do before move in?

Finalize the move-in date, find friends and family to help move, pick wall colors and window treatments, and most importantly, schedule your walk-through.

"The walk-through is the buyer's opportunity to learn how the new house works, and to spot items that need to be corrected or adjusted," said Traci Fontaine, Sales & Marketing Manager of A.F. Sterling Homes. "We use the walk-through to inform buyers about the operation of the house's components, buyer's responsibilities for maintenance and upkeep, and warranty coverage."

Most new homes come with a two-year warranty on workmanship and materials. However, such warranties do not cover problems that develop because of failure to perform required maintenance.

"With a new house, buyers receive a stack of instruction booklets all at once," said Fontaine, a SAHBA member. "Because everyone is so busy with everyday life, this walk-through is useful to show buyers how to operate all of the kitchen appliances, heating and cooling systems, water heater, and other features in the home."

"We've found using a checklist is an effective way to inspect a house," said Fontaine. "The list should include everything that needs attention, and the buyer and builder should agree to a timetable for repairs."

Builders prefer to fix all problems before move in because it is easier to work in an empty house and homeowners won't be inconvenienced with appointments for repair.

It also is important that buyers are thorough and observant during the walk-though. "Examine all counter surfaces, fixtures, floors and walls for possible damage," said Fontaine. "Also, ask a lot of questions during the walk-through and take notes on the answers. There are no stupid questions."
